Job Title: Investment Analyst – IFC/DFI Experience

Location: Lagos (Hybrid)

Employment Type: Contract Position Summary

The successful candidate will join Awari Homes as an Investment Analyst–Consultant, supporting the company’s fundraising, investment structuring, financial planning, project assessment, and engagement with IFC and other development finance institutions. The Investment Analyst will conduct detailed financial and commercial analyses, perform comprehensive due diligence, develop financial models, prepare investment proposals, and assist the company in presenting bankable real estate and property technology projects to potential investors and financial institutions. The role requires strong financial knowledge, excellent analytical ability, and a clear understanding of IFC and DFI investment requirements, including environmental, social, governance, sustainability, and development-impact standards.

Duties and Accountabilities

The successful candidate will be responsible for the following:
Investment Analysis and Financial Modelling:

Conduct rigorous financial, commercial, economic, and investment analyses for proposed and existing projects. Develop detailed financial models, including profit and loss projections, cash-flow forecasts, balance sheets, funding requirements, debt-service capacity, and investor returns. Carry out valuation analysis using appropriate methods, including discounted cash flow, comparable-company analysis, precedent transactions, and asset-based valuation. Perform sensitivity, scenario, stress-testing, and break-even analyses. Evaluate project profitability using indicators such as Internal Rate of Return, Net Present Value, Return on Investment, and Debt Service Coverage Ratio. Identify major financial risks and recommend appropriate mitigation strategies.

IFC and DFI Proposal Preparation:

Prepare professional investment proposals, concept notes, information memoranda, business plans, pitch decks, and funding applications for submission to IFC and other DFIs. Translate Awari Homes’ business model and proposed projects into clear, credible, and bankable investment opportunities. Ensure proposals address the relevant institution’s eligibility requirements, investment criteria, development objectives, and reporting expectations. Clearly present the project’s financial viability, market opportunity, management capacity, social impact, environmental sustainability, governance structure, and risk-mitigation measures. Support the preparation of responses to questions, information requests, and due-diligence requirements from potential investors and lenders. Review all financial and supporting information before submission to ensure accuracy, consistency, and completeness.

Due Diligence:

Conduct comprehensive financial, commercial, operational, legal, market, environmental, social, and governance due diligence. Review company records, audited accounts, management accounts, contracts, property documents, licences, valuations, and supporting transaction documents. Identify potential risks, weaknesses, compliance issues, and information gaps that may affect investment decisions. Coordinate with legal advisers, accountants, property valuers, engineers, consultants, and other professionals involved in the due-diligence process. Prepare due-diligence reports and present clear recommendations to management.

Market and Sector Research:

Conduct detailed research on the real estate, housing, hospitality, short-let, rental, property technology, and construction markets. Analyse market size, demand, pricing, competitors, customer segments, regulations, and emerging opportunities. Monitor investment trends and funding programmes offered by IFC, DFIs, impact investors, private equity firms, and institutional investors. Evaluate economic, political, regulatory, and industry developments that may affect Awari Homes’ operations and investments. Prepare market reports and investment insights to support management decisions.

Transaction Structuring and Fundraising:

Assist in structuring appropriate debt, equity, blended-finance, guarantee, and public-private partnership arrangements. Analyse different funding options and recommend suitable capital structures for individual projects. Support negotiations with IFC, DFIs, commercial banks, private investors, and strategic partners. Prepare term-sheet analyses and assess proposed pricing, security, repayment, covenant, and return conditions. Maintain organised records of investor discussions, funding applications, due-diligence documents, and transaction progress. Support management during investor meetings, presentations, negotiations, and project appraisals.

Environmental, Social and Governance Compliance:

Support the alignment of projects with applicable IFC Performance Standards and relevant environmental and social requirements. Assist in identifying environmental, social, labour, community, health, safety, and governance risks. Work with relevant professionals to prepare Environmental and Social Management Plans where required. Help establish measurable development-impact indicators, including employment creation, affordable housing, economic inclusion, and community benefits. Monitor compliance with investment conditions and agreed environmental, social, governance, and sustainability targets.

Portfolio Monitoring and Reporting:

Monitor the financial and operational performance of approved projects and investments. Compare actual performance with budgets, forecasts, investment conditions, and agreed key performance indicators. Prepare monthly, quarterly, and annual investment-performance reports. Identify underperforming investments and recommend corrective actions. Maintain accurate financial information and support investor and lender reporting requirements. Present findings and recommendations clearly to senior management and the Board when required.
