Job Title: Property Manager

Property Manager supervises property agents, oversees major renovations and maintenance, manages financial reporting, and acts as the principal liaison with government bodies, environmental agencies, and the Lagos State Building Control Agency (LASBCA). The goal is to maximize property value, secure revenue streams, and maintain full statutory compliance.
Manage Team Operations: Supervise a team of field-level property agents, delegating tasks across property portfolios. Performance Evaluation: Establish clear targets for tenant onboarding, lease renewals, and dispute resolutions.
Project Monitoring: Jointly monitor and manage structural renovations, routine upkeep, and preventative maintenance programs with field agents. Vendor & Contract Management: Source, vet, and coordinate with engineers, contractors, and building suppliers. Quality Assurance: Inspect project sites at major stages to confirm that work matches approved building designs and budget caps.
Rent Performance Tracking: Track rent collection rates, arrears, and account updates across all managed properties. Periodic Financial Reporting: Prepare and submit comprehensive monthly and quarterly rent and financial reports to senior management. Budget Forecasting: Develop annual maintenance budgets and project costs for structural renovations.
LASBCA & LASPPPA Liaison: Act as the direct management representative to LASBCA and the Lagos State Physical Planning Permit Authority. Permit & Approval Acquisition: Secure required renovation permissions, building permits, and stage certificates before starting any building work. Environmental & Land Compliance: Interact with land and environmental officers to guarantee full compliance with local land laws and sanitation codes. Risk Management: Monitor operations to prevent penalties, stop-work orders, or building seals.
